Flat Buyers Survey (RICS Level 3) in London and the Home Counties
Our Flat Buyers Survey is an RICS Level 3 survey designed for buyers of flats and maisonettes. It inspects the flat itself in detail and looks at the parts of the wider building that affect it, so you understand what you are buying into.
Who It Is For
Our Flat Buyers Survey is suitable for any flat or maisonette, from a modern purpose built apartment to a flat in a converted period house or mansion block. It is for any buyer who wants a more in-depth survey, including a proper look at the roof and structure of the building they are buying into. We do not believe in offering two levels of survey. We only offer the top level.
What the Survey Covers
- A thorough inspection of the flat, including walls, floors, ceilings, windows, doors and joinery
- The main roof, chimneys, gutters and external walls of the building, inspected from the ground, from within the flat and by drone where access and permission allow
- Communal areas, staircases and entrances that can be accessed
- Visible signs of movement, dampness, timber defects and water penetration
- Services within the flat, by visual inspection
- Matters for your solicitor to check, such as the lease, repairing responsibilities and alterations
Why a Flat Needs a Level 3 Survey
When you buy a flat, you usually share responsibility for the roof and structure of the whole building. A failing roof or defective walls elsewhere in the building can lead to large service charge bills. Our survey looks beyond your front door, with particular attention to roofs, so you can ask the right questions before you buy.
Do You Carry Out Level 2 Surveys?
No. We specialise in Level 3 surveys only, so every client receives our most detailed inspection and report.
